House Rules

1. Fire Safety
Do not do anything that could cause a fire anywhere on our property.

Do not bring in things that can easily catch fire, such as fireworks, gasoline, or other flammable items.

Do not use your own heaters or cooking equipment that have an open flame inside the building.

Our entire property is non-smoking. If we find signs of smoking or cigarette butts, you will need to pay a cleaning fee of JPY 33,000. We may also ask you to pay for any damage caused.

2. Keeping Quiet
Please keep noise to a minimum. Do not shout, sing loudly, watch TV or play music at high volume, bang on things, or make other loud sounds.

If neighbors complain about noise, we may ask you to leave.

If the police, fire department, or other public officials have to come, or if our staff have to solve problems with neighbors, you will need to pay a handling fee of JPY 22,000. We may also ask you to pay for any damage caused. This does not apply if an ambulance is called for a sudden illness.

3. Other Things You Must Not Do
Do not go into areas for staff only.

Minors (under 18 years old) cannot stay alone unless we have agreed in advance.

Do not hand out or post advertisements, or sell things on our property without permission.

Do not put up anything that changes the outside look of our building.

Pets and animals are not allowed, except service dogs as defined by Japanese law.

Do not bring anything with a strong or bad smell.

Do not bring weapons, drugs, or other items that are illegal to possess.

Do not take photos in bathrooms or toilets. Also, do not take photos on our property that could harm the good image of our facility. You may take other photos, including for business use, without restriction.

Do not gamble, disturb public morals, or act against good manners.

Do not move, change, or use our equipment or furniture for anything other than its proper use.

If you cause loss, damage, stains, or smells to our building, equipment, furniture, or plants, you may have to pay for repairs or replacement.

4. Please Do the Following
When you arrive, check the evacuation route map.

Throw away your trash according to our sorting rules.

Please look after the security of the entrance and windows during your stay. You can keep them open if you like, but lock them when you need to.

We are not responsible for accidents, injuries, or theft on our property, including in the parking area.

5. After Check-Out
If it costs money to return lost items to you, you will need to pay that cost.

If you leave behind items that cost a lot to dispose of, and you did it on purpose or we believe you did, you may have to pay the disposal cost and a handling fee.

If your car stays parked after check-out time without our permission, we will treat it as an abandoned vehicle.
Terms and Conditions of Accommodation

Article 1: Scope of Application
(1) Contracts for accommodation and related agreements made between this facility (hereinafter referred to as “the Hotel”) and the Guest shall be governed by these Terms and Conditions. Any matters not stipulated herein shall be governed by applicable laws, regulations, or generally accepted practices.
(2) Notwithstanding the preceding paragraph, in the event that the Hotel enters into a special agreement not in violation of such laws or practices, such special agreement shall prevail.

Article 2: Application for Accommodation Contract
(1) A person who intends to make an application for an accommodation contract with the Hotel shall provide the following information:
(i) Name of the guest;
(ii) Date(s) of stay;
(iii) Other information deemed necessary by the Hotel for the purpose of concluding the accommodation contract, including but not limited to that required by law or operational considerations.
(2) If the Guest requests an extension of stay beyond the dates originally agreed upon, it shall be treated as a new application for an accommodation contract at the time such request is made.

Article 3: Conclusion of Accommodation Contract
The accommodation contract shall be deemed concluded when the Hotel accepts the application described in the preceding article. However, this shall not apply if it is proven that the Hotel did not accept the application.

Article 4: Request for Cooperation with Infectious Disease Prevention Measures
The Hotel may request the cooperation of the guest with measures to prevent the spread of infectious diseases as provided under Article 4-2, paragraph (1) of the Inns and Hotels Act of Japan.

Article 5: Refusal to Conclude Accommodation Contract
The Hotel may refuse to enter into an accommodation contract in any of the following cases. However, this article does not mean the Hotel will refuse accommodation in cases other than those permitted under Article 5 of the Inns and Hotels Act:
(i) When the application does not comply with these Terms and Conditions;
(ii) When no rooms are available;
(iii) When it is recognized that the applicant may engage in acts contrary to laws, public order, or good morals regarding accommodation;
(iv) When the applicant falls under any of the following categories:
 (a) Organized crime groups as defined under Article 2, item (ii) of the Act on Prevention of Unjust Acts by Organized Crime Group Members, their members (defined under Article 2, item (vi)), associate members, or affiliates;
 (b) Corporations or organizations controlled by organized crime groups or their members;
 (c) Corporations with executives who are members of organized crime groups;
(v) When the applicant has engaged in behavior that causes significant inconvenience to other guests;
(vi) When the applicant is a person infected with a designated infectious disease as defined in Article 4-2, paragraph (1), item (ii) of the Inns and Hotels Act;
(vii) When the applicant makes coercive or abusive demands or seeks unreasonable burdens beyond a reasonable scope, thereby significantly interfering with the proper operation of the Hotel's business (excluding requests for the removal of social barriers under the Act on the Elimination of Discrimination against Persons with Disabilities, Article 7, paragraph (2) or Article 8, paragraph (2));
(viii) When the applicant repeatedly makes requests that are deemed unduly burdensome and likely to significantly hinder the provision of accommodation services to other guests, such requests being those defined in Article 5-6 of the Enforcement Regulations of the Inns and Hotels Act;
(ix) When accommodation is not possible due to natural disasters, facility failures, or other unavoidable circumstances;
(x) When the case falls under circumstances stipulated by Article 5 of the Oita Prefecture Enforcement Ordinance of the Inns and Hotels Act.

Article 6: Guest’s Right to Cancel the Contract
(1) The Guest may cancel the accommodation contract by notifying the Hotel.
(2) If the Guest cancels all or part of the contract due to reasons attributable to them, the Hotel shall charge a cancellation fee in accordance with the cancellation policy notified at the time of application.
(3) If the Guest does not arrive by the end of the day on the scheduled arrival date without prior notice, the Hotel may treat the accommodation contract as having been canceled by the Guest.

Article 7: Hotel’s Right to Cancel the Contract
The Hotel may cancel the accommodation contract in any of the following cases. However, this article does not mean the Hotel will refuse accommodation in cases other than those permitted under Article 5 of the Inns and Hotels Act:
(i) When it is recognized that the Guest may engage in acts contrary to laws, public order, or good morals, or has engaged in such acts;
(ii) When the Guest falls under any of the categories listed in Article 5, item (iv);
(iii) When the Guest has caused significant inconvenience to other guests;
(iv) When the Guest is a person infected with a designated infectious disease as defined in Article 4-2, paragraph (1), item (ii) of the Inns and Hotels Act;
(v) When the Guest makes coercive or abusive demands or seeks unreasonable burdens beyond a reasonable scope, thereby significantly interfering with the proper operation of the Hotel's business (excluding requests under the Act on the Elimination of Discrimination against Persons with Disabilities);
(vi) When the Guest repeatedly makes requests that are deemed unduly burdensome and likely to significantly hinder the provision of accommodation services to other guests, such requests being those defined in Article 5-6 of the Enforcement Regulations of the Inns and Hotels Act;
(vii) When accommodation is not possible due to natural disasters, facility failures, or other unavoidable circumstances;
(viii) When the case falls under circumstances stipulated by Article 5 of the Oita Prefecture Enforcement Ordinance of the Inns and Hotels Act;
(ix) When the Guest smokes in non-smoking areas, tampers with fire prevention equipment, or fails to comply with fire prevention rules established by the Hotel.

Article 8: Registration of Accommodation
(1) The Guest must register the following information by or on the date of check-in using the method designated by the Hotel:
(i) Full name, date of birth or age, address, and contact details;
(ii) For foreign nationals without a Japanese address: nationality, a copy of the passport, and the passport number (which may be substituted by the registration of the passport copy);
(iii) Other information deemed necessary by the Hotel, including but not limited to information required by governmental or municipal authorities, or necessitated by the operational characteristics of external systems or tools employed by the Hotel.
(2) When registering gender, the Guest may indicate biological sex, self-identified gender, or administratively convenient designation.

Article 9: Hours of Use of Facilities
(1) The Guest may use the Hotel’s facilities and parking area from check-in to check-out as specified in the accommodation contract.
(2) The Hotel may allow use of facilities outside of these hours when it does not interfere with cleaning or subsequent guests.

Article 10: Compliance with House Rules
The Guest must comply with the Hotel’s rules of use.

Article 11: Payment of Fees
(1) Accommodation fees must be paid in Japanese yen or by credit card accepted by the Hotel, in accordance with the method specified by the Hotel, at the time of request.
(2) If the Guest chooses not to stay after the room has been made available, the full accommodation fee shall still be charged.

Article 12: Hotel’s Liability
(1) If the Hotel causes damage to the Guest through the fulfillment or non-fulfillment of the accommodation contract or related agreements, the Hotel shall compensate for such damage, unless the damage is not attributable to the Hotel.
(2) The Hotel is covered by liability insurance for possible fire or other incidents.

Article 13: When the Contracted Room Cannot Be Provided
(1) If the Hotel cannot provide the contracted room, it shall, with the Guest’s consent, try to arrange alternative accommodation under the same conditions.
(2) If the Hotel is unable to arrange alternative accommodation as set forth in the preceding paragraph, it shall pay to the Guest compensation equivalent to the cancellation fee, which shall be applied to the amount of damages. However, if the inability to provide the room is not attributable to the Hotel, it shall not pay such compensation.

Article 14: Handling of Guest's Belongings
(1) The Guest shall be responsible for the safekeeping and management of any personal belongings, cash, and valuables brought into the Hotel. The Hotel shall not be liable for any loss, theft, or damage to such items.
(2) Notwithstanding the preceding paragraph, if loss or damage occurs due to the Hotel’s willful misconduct or gross negligence, the Hotel shall compensate for such damage.
(3) With respect to compensation under the preceding paragraph, the Hotel shall compensate the objectively proven amount of the damage. If the objective amount of damage cannot be reasonably substantiated, the Hotel shall compensate an amount deemed reasonable, up to a maximum of JPY 100,000.

Article 15: Forgotten Items such as Baggage and Personal Belongings
(1) In the event that the Guest’s baggage or personal belongings are left behind at the Hotel after check-out and such items are found by the Hotel, the Hotel shall store them for a period of seven (7) days, including the day on which they are found.
(2) If the owner contacts the Hotel, the Hotel shall consult with the owner regarding the method of return; however, in principle, the method of return shall be designated by the Hotel.
(3) If the storage period elapses without the item being claimed or without any contact from the owner, the item shall be deemed to have been intentionally abandoned and ownership waived, and the Hotel may determine the manner of disposition of the item at its discretion.

Article 16: Parking Liability
If the Guest uses the Hotel’s parking lot, the Hotel is only lending the space and assumes no responsibility for the management of the vehicle. However, if damage occurs due to the Hotel’s intentional or negligent acts, the Hotel will be liable for compensation.

Article 17: Guest’s Liability
If the Guest causes damage to the Hotel through intent or negligence, the Guest shall be liable to compensate the Hotel for such damage.

Article 18: Language
These Terms and Conditions are written in Japanese. In the event that they are translated into other languages, whether by the Hotel itself, by third-party services, or by any other means, and in the event that any inconsistency or discrepancy arises between the Japanese version and any such translation, the Japanese version shall prevail.

Article 19: Governing Law and Jurisdiction
These Terms and Conditions shall be governed by the laws of Japan. All disputes arising from or related to these Terms and Conditions, including judicial conciliation procedures, shall have exclusive agreed jurisdiction of the Oita Summary Court or the Oita District Court as the court of first instance.
